1. We provide a free quotation and estimating service which includes a home survey. To receive a free quotation the client must be a resident or owner of the property where the project is to take place. We may ask for a proof of ownership/residency, such as utility bill or cancel tax.

2. All our quotes are free of charge, but we do require a response from all clients within four weeks of the date of quotation issue. All our customers must inform us either by phone or in writing about the progress or / and their decision so we can update our records accordingly. Should we not receive a response we will in the first instance provide a reminder. In the event that we do not receive a response within four weeks of the date of quotation issue (and once the reminder has been sent, within that four week period), we will impose £100.00 GBP administration fee to cover our time and other costs. This fee is in recognition of the fact that our written report and detailed works quotation constitutes a complete works specification, which would normally be provided to us by a client prior to starting a job.

3. The £100.00 GBP fee alluded to in section 2 if these Terms and Conditions will not apply to clients who provide their own complete works specification: unless we have also provided a complete works specification in the course of a quote that has remained unanswered by the client for four weeks from the date of quotation issue.

4. Our estimates, tenders and complete works specifications can never be used for any purposes other than to respond directly to The Extenders Ltd. This includes using our estimates, tenders or complete works specifications as a project plan for other building companies to issue quotations. The penalty for doing so is £1,000.00 GBP.

5. Quotes are valid for 4 weeks from the date of issue.

6. Quotes do not indicate an invoice or contract.

7. Quotes can only be provided only for locations and areas we cover. Quotes are only provided during normal working hours. We will inform the client if there is a charge for levying a quote or visiting their projects outside of working hours.

Contract

1. Contracts are formed between The Extenders Ltd and the client. Our other companies, London Builders Pro; and EHS, may also be indicated in the Contract.

2. Contracts are free and there is no administration fee.

3. The first payment of the agreed Deposit indicates acceptance of these Terms and Conditions and agreement for the works to begin.

4. Every stage of work is carried out to the precise specification of works as detailed in the Contract. We do our best to cover all aspects of works in the Contract however some projects can be unpredictable and incur additional charges. Should this happen, we will always inform you of such a problem and provide you with a separate tender.

Building Works and Projects.

1. Projects are begun after receiving the agreed Deposit payment.

2. The Deposit must be paid before work begins.

3. A minimum 8 hours Works Access must be available from Monday to Friday. A minimum 5 hours Works Access must be available on Saturdays. If access is restricted to less than the times specified here it may cause delays and slow performance.

4. Works are carried out during normal working hours: Monday to Friday from 8am until 5pm and Saturday from 8am-3pm. Should the client ask us to work during outside working hours, our labour rate will be increased.

Payments.

1. We must receive an agreed Deposit prior to works commencement.

2. All payments must be received at the times requested or specified. Because many of our projects depend on these payments, which we use to purchase materials, we must always be informed if there is a delay.

3. Payments are accepted by bank transfer or cheque only.

4. On completion of each project the client is responsible to satisfy all outstanding payments no later than two weeks after the project completion date.

5. In the event that full payment has not been made no later than two weeks after the project completion date, it will be recovered with an additional 3% fee.

Guarantee

1. All non-roofing works and materials are insured and guaranteed for a period of 3 years unless otherwise specified.

2. Roofing works are guaranteed for 25 years unless otherwise specified.

3. All structural work is guaranteed and inspected by Building Control. A certificate is provided on completion.

4. All electrical and plumbing works including gas are certified and registered as required.

Public Liability and Works insurance.

1. We hold a valid Public liability and Works insurance which covers all our works for up to £5 million GBP. All our employees are covered for up to £5 million GBP.

2. All our workpeople are handpicked have a minimum of 10 years’ experience in building construction.
